When adding on beats moving

Moving in the GTA means land transfer tax, legal fees and a new mortgage, all on top of a higher price for a bigger house. If you like your street and your lot has room, building up or out can get you the space without the move.

The catch with an older house is what you find inside it. Before he prices an addition, Naveen looks at the foundation, the framing and the wiring and plumbing that will have to tie into the new work, so the quote covers the house you actually have.

The work we take on

Most projects are one of these four, or two of them at once.

Second storey

A full new floor on the existing footprint. The house below has to carry it, so the foundation and framing are checked and reinforced where needed.

Rear addition

Pushes the kitchen or family room into the yard, often with a bedroom above. Setbacks and lot coverage decide how far it can go.

Basement suite

A legal second unit with its own entrance, fire separation, egress windows and smoke alarms, built to the Ontario Building Code and inspected by the city.

Back to the studs

Walls opened up, new wiring, plumbing and insulation, and a new layout inside the same shell.

Renovation questions

Can we live in the house during the work?

Often, yes, for rear additions and basement work. A second storey usually means moving out for part of the job, because the roof comes off.

Do I need a permit for a basement suite?

Yes. A second unit needs a building permit, and the city inspects it for fire separation, exits and smoke alarms before anyone moves in.

Can you match the new work to the old house?

That is part of the design conversation. Brick, siding, rooflines and window styles can be matched or deliberately contrasted. Naveen will tell you what is realistic for your house.
