Rebuilding on the lot you already own

A lot of GTA custom homes start with an older house on a good street. The house has had its run, but the lot and the neighbourhood are the reason you are there. A knockdown-rebuild keeps the address and replaces everything above the ground, and often the foundation too.

Others start with an empty lot or a newly severed parcel. The shape of the work is the same either way: confirm what zoning allows on that lot, design to it, get the permits, then build.

Bring your architect’s drawings and Naveen will price from them. If you are still at the idea stage, he can walk the lot with you and talk through what fits before you pay for design.

From an old house to a new one

The order a knockdown-rebuild runs in, so you know what to expect at each stage.

  1. Zoning check

Height, setbacks, lot coverage and floor area for your lot, confirmed before design starts.

  2. Drawings and permits

Permit drawings go to the city for a building permit, plus a demolition permit when a house is coming down.

  3. Build

Foundation, framing, roof, mechanical and finishes, with city inspections at each stage.

  4. Handover

A pre-delivery inspection with Naveen, then the keys and your Tarion warranty paperwork.

Questions people ask

Can you work with my architect or designer?

Yes. If you already have drawings, Naveen prices from them. If you are starting from scratch, he can help you work out what the lot allows before you commission a design.

Is a custom home covered by Tarion?

Yes. A new home built for you on your own land is a contract home under Ontario’s new home warranty program. It is enrolled with Tarion before construction and carries the one, two and seven year warranty from the day you take possession.

Do I need to move out during a rebuild?

Yes. The existing house comes down, so plan where you will live for the length of the build. Once the permit drawings are done, Naveen will give you a schedule you can plan around.

Which cities do you build in?

All of the GTA: Toronto, Peel, York, Durham and Halton.
